Introduction

Housing associations connected to district heating networks are increasingly looking for ways to reduce shared energy costs while maintaining consistent comfort for residents.

In Prague, IMI supported the housing association SVJ Kusého in optimising its heating system through a comprehensive hydronic solution centred around TA-Smart technology, recognised with the ‘Innovation of the Year’ award at ForumBD 2024. The objective was to improve system efficiency, reduce energy consumption, and gain better control over contracted heating parameters, without major infrastructure changes.

The Hydronic Challenge

Like many housing associations, SVJ Kusého faced several challenges linked to district heating:

  • High and variable energy costs driven by peak demand
  • Suboptimal system performance with low temperature differential (ΔT)
  • Limited control over heating curves and return temperatures
  • Inefficient heat distribution across the building

These issues resulted in higher shared costs for residents and limited ability to optimise the energy contract.

Conclusion

The SVJ Kusého project demonstrates how housing associations can significantly improve the performance of district heating systems through intelligent hydronic optimisation. By combining smart control, system balancing, and continuous monitoring, IMI enables building owners to reduce shared energy costs and improve comfort. The project enabled the housing association to take control of its heating performance, reducing inefficiencies while improving comfort and cost predictability for residents.
